Landlords – Renting Your Property
Introduction to Cairds Lettings
Cairds understand how important it is to have expert advice on all aspects of the lettings process and we combine knowledge of the industry, along with a commitment to customer service, that is second to none.
As members of ARLA, we are members of the Lettings Industry’s most well-known regulatory body, which ensures that we work within a code of conduct designed to protect the Landlord and ensure that we meet professional standards. From preparing your property to market to finding the right tenant, our professional and enthusiastic team work hard to make sure that we deliver the level of service you deserve.
As an independent agent, we are happy to tailor our service to our Client’s needs. We can be involved as much or as little as you require – we understand that every Client is different and we are happy to work with you to give you complete peace of mind.
The first step is to contact Cairds, to arrange for a visit to your property. We will provide you with a rental assessment for your property based on the current market conditions and comparable evidence.
Preparing Your Property to Let
As levels of rental properties have increased over the last few years, so has the choice for tenants. It is therefore crucial that you present your property in the best light. We will advise you on how to make your property more appealing to tenants and also guide you through your statutory obligations as a Landlord.
Finding the Right Tenant
Our extensive advertising on all the major property portals, Rightmove, Zoopla, Prime Location etc, and in the local press, ensures that your property gets the right level of exposure. We also work closely with local Relocation companies. Once we have found a potential tenant, our vigorous referencing procedure helps to ensure that they are the right tenant for your property.
Buy To Let
With our strong sales team, we work together to source suitable investment properties for Landlords. Choosing the right investment property is an important decision. We can make sure you have all the information to help you find the right property to match your needs.
Property Ombudsman – 100% Recommendation from Landlords & Tenants
Cairds Lettings received a 100% Recommendation from Landlords and Tenants alike, via an independent survey conducted by the Ombudsman. We are extremely proud of this achievement.
Client Money Protection – Cairds – Client Money Protection Certificate
Client Money Protection is a legal requirement for all letting agents who deal with client money from 1st April 2019. Under current legislation, the Consumer Rights Act 2015 made it a legal requirement for every lettings agent in England to display whether or not they are a member of a Client Money Protection scheme. Letting Agents in Wales are required to be a member of a Client Money Protection scheme (and display this to consumers) as part of their Rent Smart Wales registration.
